Realtor.com posted another article April 20th, that we just had to jump on AGAIN. They had a home in Ohio priced at $72,800, a "castle-like estate" that would also "need additional cash to whip" back into shape. Built in 1885, our home in Owosso, MI is priced at $9,900 & boy is it getting tons of action! This too "is not in good condition", however at a price this low, the possibilites are ENDLESS!

An article released on March 3, 2016 from CNBC detailed the drastic increase in flipped properties all across the United States. Figures showed 180k properties were flipped in 2015, thats 5.5% of all sales. In addition, average gross profit sits at a staggering $55k. Evidence that this might be a smart investment? Or signs of "overheated" real estate market? We will surely find out.

New Year’s Resolutions for New Home Owners

  1. Leave the old behind & make room for the new. 

    • As you're putting all of your belongings in their new places, make sure you go through all of the unnecessary items & ditch them. Make piles for yourself & stay organized. Make a donation pile, a keep pile, a garbage pile & a pile of "give-aways". You'll be surprised how many of your neighbors, friends & family would love to take what you have. Your new home is your new beginning, don't crowd it with stuff that will remind you of the past, especially if it represents a negative memory or timeframe in your life. 
    • Donations to a local church or community organization will also help you in the long run. Get receipts from your drop offs & you can deduct the donations from your taxes at the end of the year so you can start off yet another great year. 
  2. Make a list of repairs for the year.
    • Create a yearly budget for renovations & maintenance. Use data resources such as the US Census Bureau or leading lending institutions to estimate what a good budget is in your area for home repairs & emergency instances. 
    • Start a contingency plan & an emergency savings account for your home. You'll want to be prepared for anything this new house throws at you. If the water heater goes or if the gutters need repairs, you'll want to have the funds ready, but without having to dip into your living costs. This is a great way to allieviate stress during the year. 
    • Renovating can keep you in shape for the year as well, check out how many calories you can burn by simply tending to your new home: 
      1. Cleaning rain gutters - 272 calories/hour
      2. Interior painting - 136 calories/hour
      3. Planting shrubs - 238 calories/hour 
  3. Go Green with as much as possible to save green.
    • Insulating your ductwork for your HVAC systems may qualify your home for a rebate from your state or local municipality. Check out the database for State Incentives Plus, you'll want to enjoy these other benefits as well: 
      1. Reduced noise from outside
      2. Less pollen, dust & insects entering your home
      3. Better humidity control
      4. Lower chance for ice dams on the roof/eves in snowy climates
      5. Energy STAR can help you find a local program with contractors who specialize in energy efficiency. 
    • Join a Community Garden or start one in your community. Growing your own veggies & fruits will save you a ton of money in the next year as well. HouseLogic estimates that a 4x16 foot bed garden can provide up to $600 worth of food annually. That's definitely helpful if you've got a full house. 
    • Install EPA-certified WaterSense products in your home. This could take up to $200 from your annual water bill & if you're thinking of replacing the water heater, you could potentially reach a savings of $300 or more a year. 
    • Low-flow showerheads & toilets can save a bunch of water & money. These reduce water flow but keep pressure up! 
  4. Make extra mortgage payments when possible or just be on time with payments. 
    • Making extra payments can reduce the interest paid on a mortgage & can ultimately result in tons of savings in the long run. Reducing the interest each month can bring down more of the principal on your mortgage loan & shorten the loan term period. 
  5. Investigate whether you qualify for tax reductions/deductions or exemptions to save money.
    • TurboTax can help you with tax deductions as a home owner. Check out what's eligible for deduction. 
    • Nolo offers some other deductions that may be of interest. 
    • Tax exemptions & reductions vary from state to state, so contact your local town hall for more information on what you qualify for or how to apply. 
  6. Check for home owners insurance discounts.
    • Did you know you had an Insurance Score? Keep your home insurance premiums low by keeping your credit score high. When you have a bad credit score it also indicates that you're more likely to file an insurance claim. The higher of a risk you are, the lower your insurance score, the lower your insurance score, the higher your premiums will be. 
  7. Entertain & share your new home & your projects at least once this year!
    • Plant a garden or have your family join you in rallying up neighbors for a community garden. 
    • Renovation Parties! Its always fun & they gets things done quickly when you invite friends, neighbors & family over for a renovation party. Try these fun ideas: 
      1. Demo Party
      2. Paint Party
      3. Good ol' fashioned Cleaning Party
      4. Yard/Garage Sales (The more stuff, the more interest you'll catch) Home Ownership Program
