Even though statistics show that spring and summer are the most popular time to buy real estate, fall maybe the new ideal season to buy a home. We aren’t the only ones who think so! We believe there are several reasons you should consider a fall real estate purchase, do you want to know what they are? Keep reading to find out!

  Competition! – Wait What Competition?

Come the fall months the competition in the real estate world drops tremendously! It is considered to be the “off season” after all. The only competition you should have is with yourself because you don’t know which house you love more!

Seller’s anticipate the spring and summer months to be prime time to sell their home but after tons of preparation, open houses after open house but no offers coming in, they are just tired and ready to make a deal!

You never know what’s going on in other people’s lives. There can be multiple reasons that the fall might just be the right time for some sellers to list their homes. For example, needing more space for a new addition to the family, being transferred to a different city by your job, or maybe they had to wait for their new house to be move in ready! Timing is everything and sometimes a new home can fall into your lap when you least expect it!

David Hryck, a New York, NY tax adviser, lawyer and personal finance expert says, “Although you can’t escape paying income tax, you can make a dent in what you owe when you become a homeowner. Property tax and mortgage interest are both deductions you can take for your whole years’ worth of income, even if you close on your home in December. Any payments made prior to the closing of a loan are tax-deductible. This can make a serious difference in the amount you owe the government at the end of the year.”

Just as real estate has a peak season, unfortunately so do burglars. July & August are said to be that time. Beginning your home search in the fall provides you with an opportunity to learn about the home and the neighborhood. You will be able to settle in and take the proper precautions if need be.

As previously mentioned the spring and summer months are a hectic time of year in the real estate market which means real estate agents are just as busy. If you look for a home in the fall you should have your agent’s full attention because it is considered their down time. This also holds true for moving companies, you should be able to have a moving company at your service with little to no delays when you move in the fall months!
